Completion and keys
Our home
On completion day (rogito) you sign the purchase deed and the mortgage deed at the notary's, pay the balance and get the keys. After that come the utility transfers, your residence and the tax deductions.
How long: One day for signing; utilities and residence in the weeks after
How it works
1. Final walk-through
A few days before: is the home as agreed, and vacant?
2. Signing
Balance paid by banker's draft (assegno circolare) or bank transfer, purchase deed and mortgage deed, handover of the keys.
3. Afterwards
Transfer electricity, gas and water, TARI (waste tax), residence within 18 months (to keep first-home relief).
4. Deductions
Keep the receipts: mortgage interest (19% on up to €4,000 a year), agency fee, any building work.
What it costs
- First-home registration tax (from a private seller): 2% of the cadastral value (minimum €1,000) + €50 + €50
- First-home VAT (from a company): 4% of the price + 3 × €200
- Notary for the purchase: around €1,500–3,000
Who does what
- Notary: checks everything, reads out the deed, collects the taxes and registers the sale
- Bank: pays out the mortgage to the seller by banker's draft or bank transfer
- Seller: hands over the keys, documents and meter readings
Watch out for
- Selling within 5 years without buying again within a year means losing first-home relief.
- Paying the balance in cash or outside the deed: never.
- Forgetting your residence: first-home relief is lost if you don't move it within 18 months.
