Viewings
Never any money before you've seen it
The viewing is for seeing the real home and understanding the contract ahead of you: what the rent includes, what heating and service charges really cost, who the owner is.
How long: A few days per home: the first viewing, the questions, sometimes a second visit
How it works
1. Checklist
Damp, windows, systems, appliances, noise, light: in Geenuga Casa, on the home's page.
2. The terms
Type of contract, length, flat-rate tax (cedolare secca) or not, what the rent covers, deposit, when it's available, residence.
3. Who's letting it
The owner (or someone with their authorisation) and, if there is one, an agent registered with the Chamber of Commerce.
What it costs
- Viewings: free: nobody can ask you for money to see a home
Who does what
- Landlord or agent: shows you the home and answers about the terms; must make the APE (energy performance certificate) available from the start of negotiations
- Building manager (amministratore di condominio): service charges and heating, if it's central
Watch out for
- Never pay a deposit or down payment before the viewing, and never use top-up cards, money transfers or crypto.
- A listing must state the energy class; the APE is compulsory for renting too (Legislative Decree 192/2005).
- “No residence” means you can't register your residence at that home: think about it first.
Questions to ask · the landlord
- What contract: open-market 4+4, agreed rent 3+2 (canone concordato), short-term? With the flat-rate tax (cedolare secca)?
- What does the rent cover? How much are the service charges and heating?
- How much deposit and agency fee, and how are they paid?
- When is it available from? Can we register our residence there?
- What stays in the home (furniture, appliances) and in what condition?
General guidance, up to date as of 20 October 2026: for important decisions, talk to a CAF (tax assistance centre), a tenants' union or a lawyer.
