Searching
A few right homes, instead of a hundred random ones
A few right homes instead of a hundred random ones: clear criteria, areas you know first-hand and your assistant sifting through the portals for you, weeding out duplicates and scams.
How long: Usually 2–6 months; a lot depends on how tight your criteria are
How it works
1. Must-haves and nice-to-haves
Separate the outright noes (for you: stairs, no garden, no parking space) from the things that would be nice to have.
2. Areas you've lived in
Visit the areas in the morning, in the evening and at the weekend: traffic, noise, parking, services, gut feeling.
3. Saved searches
On Geenuga Casa and on the portals: that way new listings come to you, and your assistant repeats the automatic searches even while you sleep.
4. Decide quickly, but don't rush
Good homes at a good price last a few weeks: with your budget and pre-approval ready, you can move straight away.
What it costs
- Searching: free (agencies are only paid once a sale goes through)
Who does what
- Estate agencies: have lots of homes, sometimes exclusively; the agent must be registered with the Chamber of Commerce
- Private sellers: no agency fee, but all the checks are down to you
- your assistant: searches the portals, reads every listing and only brings the right ones into Geenuga Casa
Watch out for
- Listings priced well below the area, pressure to hurry, contact only via WhatsApp or requests for money before you've seen the home: these are scams.
- Photos can deceive: wide-angle lenses, homes staged for sale, gardens photographed in summer.
- The same property listed by several agencies at different prices: negotiate from the lowest.
- Falling in love at the first viewing and stopping looking.
